Step 1 Ad Image and Video

Arguably, the most important part of your ad is the image. You can write like a “Shakespeare”, but if your image doesn’t catch a user’s eye, you are less likely to get a click on your ad. Don’t use images of poor quality, or images who don’t show your property in the best way possible. Furthermore, don’t use images that you don’t have the rights to use or steal anything from Google Images.

Before uploading an image to your ad:

  • Choose an image that is bright and eye-catching
  • Avoid images that show too many small details
  • Upload more than one image
  • Include interior shots of your property
  • Include images of common areas (e.g. kitchen, lounge, bathroom)

Nowadays, its fairly simple to record a video and you don’t even need a camcorder to do that. Most mobile phones out there are capable of recording good quality videos which you can use to enhance your adverts. Ideally, in your video there should be one speaking voice identifying good features about the property and the area.

Don’t worry about being very creative or whether your video looks funny. The idea behind it is to inform your potential tenant about the property, so he/she can get a better idea of the place.

 Step 2 Write Appealing Title

Your title is an ideal way to spur interest in your ad. Don’t just write “Double or Single room available”. Be more creative. Add more to your title such as “Spacious Double room available in Great Location”. Bear in mind that users will be looking at adverts with photos and catchy titles.

Step 3 Describe Your Property in Detail

Writing a description for your ad, is your chance to inform potential tenants why your property is a good pick. Avoid using as less words as possible, just because you are in a rush. You should dedicate most of your time here, by explaining important details about your property. List your property key features (e.g. central heating, dishwasher, washing machine, broadband, en-suite, cable TV, garden).

Give details about facilities and amenities in the local area. And information about transport links are all important factors that will help the tenant to determine whether the place is the right one for them or not.
