  • I am moving abroad after finishing my masters degree in London and am looking to rent out this great room in the Finsbury Park/Manor House Area. About the room: It's very spacious (the largest in the flat) with lots of light, particularly in the mornings when the sun comes up over the lake (although there's thick curtains for those that prefer their lie-ins!). The view onto the lake is fantastic, really lifts your mood in the mornings and when you come home from work, certainly a nice retreat from the hustle of London. There's a balcony with a view onto Clissold Park and Stoke Newington Old Church. It's fully furnished with a double bed, large wardrobe with a mirror, chest of drawers, two desks, a bedside table and a sofa. About the flat: The flat is all fully furnished and has three other rooms (all presently occupied), as well as a modern bathroom with a shower and toilet, a kitchen complete with washing machine, dishwasher, electric oven and large fridge freezer and a much larger balcony which extends out of the kitchen. There is a cleaner which comes once a week. About the rent: The price listed (£807 pcm) includes bills for broadband, water, council tax and cleaning fees. Gas and electricity have been minimal, and that was over winter as well. The contract is 12 months, which is fixed but if you have to leave earlier than planned this is understood, just be aware you will be responsible for finding a replacement tenant if leaving before the end of contract. Anyone interested in this room would need to guarantee a stay of a minimum of 3 months, but ideally longer. About the flatmates and landlady: At the moment there are three other flatmates, all professionals. Two work for the NHS, one is a designer, two guys one girl, one French, all mid 20s to 30. They are all very laid back, easy to get along with, and tidy. We all have different schedules so often I've had the flat to myself. The landlady is fantastic, very responsive and fair, not intrusive at all but very happy to answer any questions if you have them. About the area: You're about 5 minutes walk to Manor House tube station, 10 to Finsbury Park station, and there's a bus stop literally outside the flat on the main road. There's small convenience shops 5 minutes walk in any direction, a larger Sainsbury's about 7 minutes walk around the lake, as well as a range of supermarkets and other shops around Finsbury Park station. One of the main attractions of the area is how green it is for London. You're right on top of two large lakes, and there's nice paths around these as well as a couple of great cafés. Finsbury park is about 7 minutes walk and you can get to Clissold Park in 5, with great cafés and pubs the other side next to the Church. If you're into activities, there's both a watersports centre and the climbing centre (the Castle) literally next door, which is great. In terms of local nightlife, there are plenty of decent pubs, bars and restaurants around Finsbury Park station, and you can be in central London in 15 - 20 minutes on the tube depending on which station you get on at. Summary: This is a great room to live, work or study in, with plenty of light and an amazing view (honestly this makes such a difference!). As a masters student I've spent an awful lot of time here studying over the past year, and having this space has made all the difference!
